Void Property Inspector

Job Description

Dove & Hawk are working alongside a Property Management Company based in East London, who are looking for an experienced Void Property Inspector Manager to manage a portfolio of residential properties consisting of a mixture of lettings and vacant properties located across East London.
Duties/Functions of the role:

• Attend every property within 24 hours of it becoming vacant
• Conduct a full condition inspection immediately upon vacancy
• Identify damage, wear and tear, compliance issues, and required remedial works
• Ensure inspections meet local-authority standards for temporary accommodation
• Produce a fully itemised schedule of works within 24 hours of vacancy * Accurately price all works using the approved Schedule of Rates (SOR)
• Calculate and record the expected duration of work, the target completion date, and the total estimated cost
• Ensure all pricing is accurate, defensible, and aligned with ELPM cost controls
• Upload inspection reports, photographs, schedules of works, and SOR costings to ELPM systems within required timescales
• Clearly flag urgent health & safety or compliance issues immediately
• Provide concise, actionable reports to the Maintenance / Voids Manager
• Identify issues relating to gas and electrical safety, fire safety, damp and mould, and general habitability and HHSRS risks
• Ensure all identified works support full compliance prior to re-occupation
• Challenge unnecessary work and ensure value for money
• Support the reduction of void turnaround times and maintenance spend.
• Identify recurring issues across the portfolio and report trends

Requirements of the Role:

• A minimum of 3 years' experience in all aspects of residential property management.
• A general understanding of the London residential property market

Salary Budgets: £35-£42,000 p/a
Required working hours: 7.30 am - 4.30 pm or 8 am - 5 pm Monday to Friday
